In addition to Real Estate Sales, ADVANTAGE REAL ESTATE also specializes in property management. We are a caring, diligent and responsible management company who not only looks out for you, but also your tenants. We strive to keep your rental property occupied with only the best tenants. We have knowledge of and understand the Landlord Tenant Laws. Our main goal is to make your life easier while protecting your rental property investment.
PREPARING YOUR PROPERTY FOR LEASING
We need to get your property ready for its new tenants. To do that we do the following:
  • Full inspection of the property
  • Recommendations for leasing preparations
  • Handle any maintenance, repairs, cleaning, etc.
  • Market analysis to establish and recommend rent amount
FINDING A QUALITY TENANT
Finding a qualified tenant is tough to do these days. We have the tools to weed out the bad apples and find only the best using our advertising and screening process:
  • Advertising the property for rent in local paper, on our website and craigslist.org
  • Showing the property and interviewing ALL prospective tenants
  • Diligently screening all potential applicants (credit check, previous rental history and employment verification, checking references, using “gut instinct” and doing a drive by of the potential tenant’s current home to see how they have taken care of it)
POST SELECTION OF QUALITY TENANT
Even after choosing the tenant our work is far from over. We still need to protect you and your tenant by preparing and finalizing the Lease/Rental paperwork and exchange of monies:
  • Lease negotiation
  • Preparing Lease to include necessary addendums and disclosures
  • Coordinating Lease execution
  • Collect security deposit
  • Thorough walk through documentation and DVD of the property before tenants move in
WHILE YOUR PROPERTY IS UNDER OUR MANAGEMENT SERVICE
Each property and/or property owner’s needs are different so we offer customizable property management services which can/will include the following and more:
  • Liaison for all tenant communication
  • Enforce rent collection (to include late payment collection and bounced check collection)
  • Manage property owner’s utility bills if needed
  • Send monthly statement of account mailed with rent disbursement
  • Manage all maintenance and repair issues
  • 24 hour availability
  • On location visit every 6 months includes but is not limited to:
    • Changing air filters
    • Changing batteries in fire detectors
    • Overview of condition of propertyCheck heat and air units depending on the season
